ARJAN RESIDENTIAL TOWER

The Arjan Residential Tower is a 38-storey high-rise development in Dubai’s Arjan district, located between Sheikh Mohammed Bin Zayed Road (E311) and Umm Suqeim Road (D63), near Dubai Miracle Garden. The project comprises a single residential tower above a podium and basement structure (Basement + Ground + 35 floors), incorporating multiple basement parking levels, a ground floor with retail and lobby spaces, six podium levels with shared amenities, and two tiers of residential apartments that include studios and larger units, supported by service floors and rooftop activity spaces. With a total GFA of approximately 47,330 m² and a BUA of approximately 83,750 m², the tower integrates retail, amenities, and parking within a contemporary architectural design. Its punched masonry façade, with a 60/40 solid-to-glass ratio, articulated balconies, and carefully composed massing, maximizes views, strengthens urban presence, and supports sustainability, functionality, and long-term performance.

The project features Basement 3 and Basement 2 levels dedicated to parking areas and utilities, Basement 1 for parking, a ground floor comprising parking, retail spaces, and utility rooms, six podium levels, Tower Level 01 for amenities, Tower Tier 01 from Levels 02 to 22 for studios and apartments, a service floor at Level 23, Tower Tier 02 from Levels 23 to 28 for studios and apartments, and a roof floor.
