THE ELLINIKON MALL (ELM)

The Vouliagmenis Mall Complex (VMC) is developed on a 122,231 m² plot within The Ellinikon’s commercial district, forming part of Urban Block AU 4.17.1. The project targets approximately 100,000 m² of gross leasable area (GLA), with a maximum allowable gross floor area (GFA) of 187,014 m² based on a floor area ratio (FAR) of 1.53. Plot coverage is capped at 60%, while basement coverage may reach up to 88% of the total area. The development’s maximum height is 19.5 m, with an approved volume allowance of 1,152,248.66 m³.

The design integrates hybrid retail and leisure components with strong connections to the public realm, and the project aims to achieve LEED Gold Core & Shell certification in line with EU Taxonomy requirements. Strategically located with direct metro access and prominent frontage along Vouliagmenis Avenue, the ELM Mall is positioned as a major commercial and investment hub for Athens.
