Hudayriyat Development townhouses

MODON Properties is developing a large-scale townhouse community on Hudayriyat Island, Abu Dhabi, spanning Hudayriyat West and Hudayriyat Central. The project comprises residential townhouses, community facilities, retail spaces, mosques, and open areas, and is planned for delivery from the Pre-Concept Design stage through to Issue for Construction, with an optional Construction Supervision scope. The development targets a total GFA of approximately 195,040 sqm on a gross land area of 368,000 sqm, guided by a community-focused masterplan that emphasizes livability, connectivity, and sustainability.

The residential component includes approximately 826 townhouses across two primary typologies: three-bedroom units on 9 x 27 m plots and four-bedroom units on 12 x 27 m plots, arranged in mid-unit, end-unit, and duplex configurations. All units are designed as G+1 or G+2 dwellings without basements and incorporate carports, terraces, and balconies suited to family living. Supporting facilities include neighborhood and community centers, retail spaces, mosques, and landscaped open areas serving the wider community.

The urban design approach emphasizes a cohesive yet varied streetscape, achieved through a consistent material palette, articulated façades, and subtle variations in façade treatment across the townhouse types. The development reflects MODON’s vision of creating a high-quality, sustainable residential neighborhood that balances architectural character, functional efficiency, and long-term community value within one of Abu Dhabi’s most strategic growth areas.
