
MARITIME CITY Residential Tower
The proposed development is a 40-storey residential tower on Maritime City Island, Dubai, comprising podium and basement levels. The tower includes a ground-floor lobby with retail spaces, five parking levels, spa and wellness facilities, a full amenities floor, 14 mid-level residential floors, 22 upper residential floors, duplex penthouses, and a rooftop penthouse. With a total GFA of 37,161 m² on a 3,717 m² plot, including 36,361 m² of residential space and 800 m² of retail, the tower reaches an approximate height of 194.2 m. Its design is composed of two articulated volumes that enhance privacy, optimize views toward Dubai Downtown and Dubai Marina, and accommodate structural, MEP, and circulation requirements.
The program includes a welcoming lobby with retail at ground level, spa and wellness facilities, a full amenities floor, 14 mid-level residential floors, a technical and amenity level, 22 upper residential floors, and duplex penthouses crowning the tower.
With integrated basement parking and carefully curated public and private zones, the tower seamlessly combines luxury, livability, and engineering precision.
